Corporate Level
The corporate office oversees all regional and on-site management and is instrumental in helping owners maximize their investments and ROI. While we are principals, we also fee manage third party payments and handle all accounts payable and receivables. Other responsibilities include:
- receiving all rent checks
- paying all vendors
- sending notices
- overseeing collections and eviction activity
Regional Level
Regional property managers typically oversee anywhere from a few hundred to a thousand or more units. They supervise all on-site personnel and are responsible for:
- training on-site staff
- negotiating contracts
- managing vacancies and delinquencies
- relaying company policy
- monitoring compliance with local and state statutes
Site Level
Each property has a manager who’s responsible for showing and leasing apartments. This includes facilitating end-of-lease duties, such as processing move-outs. The same individual is also responsible for resident relations, including:
- maintenance requests
- tenant dispute resolution
- distributing notices
- monitoring contract workers
- handling property-specific correspondence
Many sites also have maintenance personnel who work closely with the on-site manager to ensure that property upkeep is in line with PRE/3 standards.
