We are seeking a dynamic, hands-on, positive, proactive and experienced Maintenance Supervisor to oversee maintenance operations across multiple apartment communities, specifically in Hartland and Oconomowoc. The ideal candidate will possess strong leadership skills with in-depth knowledge of the residential apartment industry and extensive experience in facilities and building systems maintenance.
The Maintenance Supervisor plays a critical role in delivering high-quality living environments for residents while maintaining operational efficiency across all assigned properties.

Duties to Include:

• Supervise and coordinate maintenance operations across multiple apartment communities, including HVAC, electrical, plumbing, and mechanical systems.
• Oversee unit turn processes, including scheduling, inspections, punch lists, and ensuring apartments are market-ready on time and to company standards
• Manage preventive maintenance programs, maintenance schedules, and work order prioritization to ensure timely and efficient completion.
• Lead, train, and mentor maintenance technicians while fostering a team-oriented, safety-focused work environment.
• Plan, manage, and execute facility upgrades, repairs, and renovation projects while meeting timelines and budget expectations.
• Ensure compliance with all company policies, safety regulations, and property standards.
• Collaborate closely with property management team to prioritize tasks and improve overall operational efficiency.
• Perform and oversee snow removal operations using snowplows and skid steer equipment as required.
• Oversee pool maintenance; CPO certification preferred (company-paid certification available if not currently held).
• Participate in the on-call rotation for multiple sites, as required. Generally, one week on-call every 5th week.
• Maintain and implement preventative maintenance programs.

Qualifications:

• Proven supervisory experience in multi-site apartment or residential property maintenance
• Strong leadership skills with the ability to effectively manage, coach, and support maintenance teams while promoting safety and quality standards
• Extensive knowledge of residential building systems, including HVAC, plumbing, electrical, and general apartment maintenance
• Hands-on experience with property management or maintenance software (Yardi, AppFolio, or similar) for work order management, unit turns, and preventive maintenance tracking
• Strong troubleshooting skills, with the ability to diagnose and repair common apartment maintenance issues
• Experience managing unit turns, timelines, and readiness standards to ensure apartments are market-ready and occupancy goals are met
• Demonstrated ability to coordinate multiple projects across properties, including repairs, capital improvements, and maintenance operations
• Excellent communication skills for working with residents, vendors, and on-site teams
• Familiarity with apartment community operations, safety standards, and fair housing considerations
• Valid driver’s license with an acceptable driving record required; ability to travel between multiple sites and operate company vehicles as needed.

Physical Requirements
This position requires the ability to perform a variety of physical tasks, including standing, walking, sitting, squatting, climbing, reaching, pushing, and pulling, as well as repetitive use of hands and arms.
The role may involve working both indoors and outdoors in varying weather conditions, operating tools and mechanical equipment, and lifting or carrying up to 50 pounds.

Compensation:

Compensation:
$32-$37 per hour based on experience.
